Asbestos Audits
Asbestos Audits consist of an inspection and report on buildings, structures and premises for Asbestos Containing Materials (ACM). Asbestos materials can pose health risks to building occupants, employees, external contractors and the general public.
Asbestos is a hazardous material and exposure to airborne fibres can cause pleural plaque, asbestosis, lung disease, and mesothelioma. Exposure can occur from weathered asbestos or workers accidentally grinding, drilling, and removing products which contain asbestos.
An asbestos audit consists of an inspection of premises, buildings or structures for the presence of asbestos containing materials, a report with photographic catalogue in the form of a register, and control recommendations to provide the client with options to eliminate or reduce exposure risks to building occupiers and contractors.
Asbestos Registers
Onsite asbestos registers contain the location of any known or presumed asbestos-containing materials and a risk-based assessment of the location and condition of the materials. The asbestos register will ensure that contractors working in workplaces know where they are likely to encounter asbestos so necessary precautions can be taken. Under the Code of Practice for the Management and Control of Asbestos in the Workplace [NOHSC:2018(2005)], it is mandatory that all “persons with control of premises” keep an accurate asbestos register on site and update it annually.

Code of Practice How to manage and control asbestos in the workplace This code of practice provides practical guidance on how to manage risks associated with asbestos, asbestos containing material (ACM) and asbestos-contaminated dust or debris (ACD) at the workplace and thereby minimise the incidence of asbestos-related diseases such as mesothelioma, asbestosis and lung cancer.
The Code of Practice How to manage and control asbestos in the workplace provides guidance on how to manage the risks associated with asbestos and asbestos containing material (ACM) using the following systematic process:
- Identify hazards — for asbestos this means identifying asbestos and ACM at the workplace and recording it in the asbestos register. When conducting asbestos-related work, a person conducting a business or undertaking (PCBU) is also required to find out what else could cause harm.
- Assess risks, if necessary — for asbestos and ACM this means assessing the risk of exposure to airborne asbestos. A person conducting a business or undertaking (PCBU) is also required to understand the nature of the harm that could be caused by other hazards, how serious the harm could be and the likelihood of it happening. This step may not be necessary if you are dealing with a known risk with known controls.
- Eliminate risks so far as is reasonably practicable.
- Control risks — if it is not reasonably practicable to eliminate the risk, implement the most effective control measures that are reasonably practicable in the circumstances in accordance with the hierarchy of control measures, and ensure they remain effective over time.
- Review control measures to ensure they are working as planned.
Asbestos Air Monitoring
Asbestos air monitoring of Airborne Fibre Monitoring (AFM) is a process used to measure and assess the concentration of airborne fibres, including asbestos fibres, in the environment. It involves collecting air samples and analysing them to determine the presence and level of airborne fibres.
The monitoring is typically conducted in areas where asbestos-containing materials are present or during asbestos-related activities such as asbestos removal, demolition, or maintenance work. The purpose of airborne fibre monitoring is to evaluate the effectiveness of control measures, assess potential exposure risks, and ensure compliance with regulatory requirements.
During the monitoring process, air samples are collected using specialised equipment including low flow air pumps and filters. These samples are then analysed in a laboratory to identify and quantify the concentration of airborne fibres. The analysis may involve techniques such as phase-contrast microscopy (PCM) or transmission electron microscopy (TEM), depending on the specific requirements and regulations in place.
The results of airborne fibre monitoring provide valuable information regarding the airborne asbestos fibre levels in a given area. This information is used to assess the potential health risks to individuals exposed to the fibres and to determine if further control measures or remedial actions are necessary to minimise exposure.
